What Deed Preparation Services in Las Vegas Include

Signature on Demand is a Nevada-registered document preparation service under NRS Chapter 240A. We prepare property documents based on the information and instructions you give us. For real estate, that typically includes:

  • Preparing a quitclaim deed, warranty deed, or deed upon death (often called a transfer on death deed) that you direct us to prepare

  • Preparing a declaration of homestead

  • Completing the Declaration of Value form that Clark County requires for documents conveying an interest in property

  • Notarization of every signature by our notary, wherever the signers are

  • Submitting the signed document to the Clark County Recorder for recording, on request

What we don't do is tell you which deed to use. Each type of deed carries legal consequences for ownership and inheritance, so choosing among them is a question for a licensed Nevada attorney or your title company. Once you know what you want, we prepare it carefully and handle the details.


What the Clark County Recorder Looks For

The Clark County Recorder publishes document standards, many of them drawn directly from Nevada law, and a document that misses them can be sent back unrecorded. According to the Clark County Recorder's recordation requirements and the Nevada Revised Statutes, these include:

  • The assessor's parcel number at the top left corner of the first page, plus the mailing address of the grantee (NRS 111.312)

  • A blank 3-inch by 3-inch space in the upper right corner of the first page for the recording label (NRS 247.110)

  • White 8½ by 11 inch paper with 1-inch margins on the left, right, and bottom, and text no smaller than 10-point (NRS 247.110)

  • A "Mail Tax Statements To" section and a legal description on documents that transfer title

  • An acknowledgment before a notary, because Nevada law requires deeds and transfers of real estate to be acknowledged or proved before they are recorded (NRS 247.120)

  • A Declaration of Value form for documents conveying an interest, except an Affidavit Terminating Joint Tenancy


Small details, like a narrow margin or a missing parcel number, are easy to overlook. Our job is to prepare your document to these published standards so it's ready for the Recorder.


A Note About Deeds Upon Death in Nevada

Nevada law allows a property owner to create a deed upon death, which conveys the owner's interest to one or more beneficiaries and becomes effective upon the owner's death (NRS 111.671). Under NRS 111.681, a deed upon death is valid only if it is executed and recorded with the county recorder where the property is located before the death of the owner. You can read these sections in NRS Chapter 111 on the Nevada Legislature's website.


That timing rule is worth knowing early. Whether a deed upon death, a trust, or another option fits your family is a decision for you and a licensed Nevada attorney. Once that decision is made, we prepare the document you direct.

Does a deed have to be notarized to be recorded in Clark County?

Nevada law (NRS 247.120) requires deeds and other transfers of real estate to be acknowledged or proved before a county recorder records them, and the Clark County Recorder lists deeds among the documents that must be notarized. The Recorder's office states that it does not provide notary services on site.


What is a Declaration of Value?

It is a form the Clark County Recorder requires with documents that convey an interest in real property, with the exception of an Affidavit Terminating Joint Tenancy. The Recorder uses it in connection with the real property transfer tax.


Can you tell me which type of deed I should use?
